Title: Spillover effects of rising urban housing prices and the gap between urban and rural education investment

Abstract: This paper focuses on the heterogeneous impact of rising urban housing prices on education investment of urban and rural families in the context of China's urban-rural dual land system. Specifically, this paper finds that the wealth effect brought by the rising urban housing price can promote the education investment of urban families, but the cost effect brought by the rising urban housing price can restrain the education investment of rural families . For example, a 1% increase in new housing prices will increase the share of urban households' education expenditure in total household expenditure by 0.3 percentage points, but decrease the share of rural households' education expenditure by 0.4 percentage points. Further analysis shows that the promotion effect of rising urban housing price on urban family education input is mainly reflected in the families who own their own houses, and the inhibition effect on rural family education input is weaker when the proportion of girls in the family is higher and the local financial investment in education is higher, and it is stronger when the level of rural economic development is higher. This study expands the literature on the spillover effects of housing price and distortion of education resource allocation, deepens the understanding of urban-rural gap and its future intergenerational evolution trend, and provides references for the current long-term mechanism construction of real estate, the reform of urban-rural housing and land system, and the promotion of urban-rural integration development and rural revitalization strategy.
